The 99-year leasehold development is directly linked via a sheltered walkway to Upper Thomson MRT Station on the Thomson-East Coast Line. Occupying a five-hectare site on elevated ground, Thomson Reserve comprises four 21-storey towers and two 30-storey towers. Views extend over low-rise landed estates to the north and south, including Lower and Upper Peirce Reservoirs, the Windsor Park Good Class Bungalow Area towards Windsor Nature Park, MacRitchie Reservoir and the city skyline.

Units at Thomson Reserve are priced from:

  • S$1.544 million for a two-bedroom unit (55 sqm / 592 sq ft)
  • S$2.503 million for a three-bedroom unit (88 sqm / 947 sq ft)
  • S$3.388 million for a four-bedroom unit (115 sqm / 1,238 sq ft)

View from Private Enclosed Space

UOL Group Chief Executive Liam Wee Sin said: “The private residential market has remained resilient, with buyers continuing to prioritise launches that offer strong transport connectivity, access to good schools and other amenities. Thomson Reserve brings these qualities together in one address, with interest expected from buyers drawn to the area’s established character and our strong product positioning. A large five-hectare site like Thomson Reserve gives us the opportunity to create a spacious development that merges architecture with nature, offering a differentiated product that captures an increasingly sought-after lifestyle that owners are looking for. Such distinctive locational and design attributes, together with the limited supply, have generated keen interest in Thomson Reserve.”

CLD Chief Executive Officer (Singapore & International) Ronald Tay said: “Redeveloping this site has given us an opportunity to build on the strengths of an established neighbourhood. Thomson Reserve reflects our vision of creating well-connected homes for long-term liveability. With Upper Thomson MRT Station at its doorstep, a rare landed enclave setting, abundant greenery, reputable schools nearby and easy access to the area’s diverse dining and lifestyle offerings, Thomson Reserve will appeal to a wide spectrum of homebuyers, from first-time homeowners to multi-generational families seeking larger living spaces. The development is designed to complement the neighbourhood’s continued evolution while enhancing the qualities that have long made the area attractive to residents.”

The residential towers occupy 12% of the site, while 88% is dedicated to landscaping, water features and recreational facilities. Eight pools, comprising the Island Pool, Infinity Lap Pool (50-metre), Relaxation Bubble Pool, Leisure Pool, Canopy Lap Pool (50-metre), Kids Pool, Hydro Spa Pool and Active Pool, are spread across the development like a “mini reservoir”, evoking the natural contours of the nearby MacRitchie Reservoir. Along Upper Thomson Road, a forest band provides a landscaped transition between the development and the surrounding streetscape.

The six towers are arranged to maximise views, with more than 80% of the stacks offering greenery or landscape views. In the two 30-storey towers, ground-floor units are elevated approximately three storeys above Upper Thomson Road.

The Luxury Collection comprises 528 homes in the two 30-storey towers and offers enhanced specifications for all unit types, including Miele appliances and premium marble finishes in the living and dining areas. Residents will have access to more than 80 facilities across three clubhouses focused on recreation, wellness and leisure. The Island Club features a 50-metre infinity lap pool, an Island Pool, a floating bridge, forest grill pavilions, a forest gym and a pet garden. The Grand Clubhouse includes a second 50-metre lap pool, a leisure pool, a 212-square-metre main gym, a golf simulator and a grand function room with an 8.4-metre ceiling. Upper Thomson MRT Station connects residents to destinations across the island. One stop away, Bright Hill MRT Station will serve as an interchange between the Thomson-East Coast and Cross Island lines. The future North-South Corridor, which will open progressively from 2029, will also improve road and public transport connectivity and introduce dedicated walking and cycling paths.

Beyond the development, residents will be within a five-minute walk of Windsor Nature Park and the popular Upper Thomson dining stretch, known for its mix of eateries, cafes and restaurants. Thomson Plaza, one of Singapore’s earliest suburban shopping malls, is located opposite the development and directly connected by Upper Thomson MRT Station’s underground linkway, while Bishan-Ang Mo Kio Park is a short cycle away. Residents will also enjoy convenient access to recreational and nature destinations, including MacRitchie Reservoir Park, Lower Peirce Reservoir Park and the SICC, all within a few minutes’ drive.

The latest launch by UOL Group and CLD comes after strong market response to their recent residential developments. PARKTOWN Residence, a 1,193-unit development in Tampines launched in February 2025, is now 98% sold. Skye at Holland, a 666-unit development launched in October 2025, is fully sold.

Thomson Reserve is expected to receive its Temporary Occupation Permit in 2H2030.

Public preview of Thomson Reserve begins on Saturday, 17 October 2026 (10am). Sales launch is scheduled for Saturday, 31 October 2026.

From Saturday, 17 October 2026, the Thomson Reserve sales gallery, located at Upper Serangoon Crescent (opposite Riversails), will open daily from 10am to 7pm. For enquiries, please visit https://thomsonreserve.com.sg/ or call the sales hotline at +65 9733 8007.
