Beyond the transactions themselves, Caridi points to the demographic and infrastructure dynamics underpinning the New York market as reasons for continued confidence. Population density, transit access, and the concentration of financial, medical, and creative industry employers continue to make the tristate area one of the most defensible real estate markets in the country, even as remote work patterns and office utilization rates have introduced new variables into the commercial calculus.

“The people who made money in New York real estate over the last fifty years were not the ones who tried to time the market,” said Caridi. “They were the ones who understood the asset, knew the neighborhood, and had the conviction to hold. That has not changed.”
