— Ask most commercial real estate brokers what separates the top producers from the rest, and you will hear the usual answers: better market knowledge, stronger relationships, more calls. Ken Ashley, a tenant rep advisor with nearly 30 years of experience and more than $2.3 billion in completed lease transactions at Cushman and Wakefield, has a different answer. It comes down to mindset, content, and execution, and most brokers are underinvesting in all three.
Ashley joined Logan Freeman, Managing Broker of Midwest CRE Advisors, on a recent episode of The Kansas City Market Pulse to break down what has fundamentally changed in commercial real estate brokerage and, more importantly, what the brokers winning today are doing that others are not.

“We’ve shifted to what I call an abundance mindset,” Ashley said during the episode. “Sharing ideas, sharing best practices, because we believe iron sharpens iron. The competitive issue is not the idea. It’s the execution of the idea.”
The conversation covers how the industry moved from brokers hoarding information and treating every method as a trade secret, to an era where sharing sharpens everyone, and execution is the only real differentiator. Ashley also outlines a practical framework for building a content presence that actually attracts clients, and he is direct about what does not work.
“People can see AI slop,” Ashley said. “If you can truly curate a message that is compelling, concise, and pure, that is going to stand out.”
Freeman, who has integrated AI into nearly every process at Midwest CRE Advisors over the past two and a half years, agreed that the brokers figuring out how to use these tools without losing their voice are the ones building durable authority. He has closed business with people who found him not through a referral, but through what he was putting out consistently online.
When Ashley turned to what he had observed across decades of watching top producers operate, his answer was a single word.
“Execution,” Ashley said. “The people that have the mental discipline to play through, to follow their training, to do what is right and not be distracted, those are the winners.”
