With Larnaca’s port and marina redevelopment driving the island’s sharpest price gains, the Cyprus specialist says its new-build coverage in the city has grown to match.

What’s behind it isn’t a mystery. Larnaca’s port and marina redevelopment has pulled real investment into the area, and prices followed. Parts of the city have seen estimated annual growth somewhere in the 6 to 8% range, among the highest anywhere in Cyprus. For an overseas buyer deciding where to put their money, numbers like that are tough to look past.
BNO Developments says it clocked the shift early. Its advisors have spent years building a feel for which Larnaca projects, streets and developers actually hold up, the unglamorous knowledge that only comes from walking the sites and tracking what really sells. That experience, the firm argues, counts for most in a market moving this quickly, where a smart buy and an expensive mistake can sit one street apart.
“Larnaca is exciting right now, and that’s exactly when people get careless,” said Jim Mitchell, Limassol Advisor at BNO Developments. “Half my job is slowing the decision down. I’ll tell a client which side of a development is worth paying up for and which isn’t, because I’ve watched these neighborhoods change block by block.”
The company is careful not to oversell the moment. Past growth, it stresses, promises nothing about future returns, and it routes buyers to legal and mortgage partners well before any reservation. Even so, BNO says Larnaca stays a major focus of its shortlists through 2026, sitting alongside its established coverage in Limassol and Paphos.
