Alpine Property Finders Reports Long-Term Resilience In French Ski Property Markets

Alpine Property Finders data highlights 25 years of strong price growth, while rising summer occupancy reinforces the appeal of year-round Alpine destinations.

— Alpine Property Finders has released new analysis of French Alpine property markets ahead of the 2026/27 ski season, highlighting long-term resilience despite economic uncertainty, strong price growth in the highest ski resorts and growing year-round tourism in lower-lying villages.

Val d’Isère leads the analysis, with average prices rising 515% between 2000 and 2025, followed by Tignes (506%) and Les Belleville (488%), home to St Martin de Belleville. By comparison, INSEE’s national existing-home price index rose approximately 159% over the same period.

Recent performance reinforces the trend. Since 2020, prices have risen 68% in Val d’Isère and 65% in Tignes. Demand on the slopes is just as strong: Knight Frank’s Alpine Report 2026/27, citing Laurent Vanat’s International Report on Snow & Mountain Tourism, shows France recorded 54.8 million skier visits in 2024/25, up 6% on the previous season and its strongest result in more than a decade.

Significant infrastructure investment is helping established Alpine destinations strengthen their appeal.

The Alpes 2030 organising committee’s September 2026 venue announcement confirms that Val d’Isère will host the technical alpine skiing events at the 2030 Winter Olympics, including slalom and giant slalom.

ALTTA’s concession and financing announcements set out a June 2026 start for its operation of the Tignes ski area, with €500 million earmarked for improvements over 30 years. Projects include replacing the Tichot chairlift with a mixed gondola-chairlift system, developing new beginner areas at Le Lavachet and upgrading access across the ski area.

Les Belleville has benefited from investment in Val Thorens, where the renovated Cime Caron cable car reopened with new cabins for winter 2025/26, alongside a new Face Nord gondola.

Alpe d’Huez is continuing its Altitude 3300 modernisation programme, including a new 10-person gondola connecting Villard-Reculas to the wider ski area. Property prices in Huez rose 6.2% in 2025.

Les Deux Alpes has transformed glacier access through its Jandri 3S lift, reducing journey times from 40 to 17 minutes. The resort is planning 218 days of skiing and training operations across the 2026/27 season.

However, altitude alone does not determine a resort’s appeal. Morzine, Châtel and Samoëns remain attractive to buyers thanks to their access to higher-altitude ski areas and established summer tourism markets.

Figures from Emerald Stay show summer occupancy in Châtel increasing from 45% in 2023 to 61% in 2025. Across the Northern Alps, summer 2026 occupancy reached 64.6%, up 2.3% year on year, according to the Association Nationale des Maires des Stations de Montagne. Meanwhile, INSEE recorded 45 million summer overnight stays across France’s mountain regions in 2026, a 1.3% annual increase.

Giles Gale, Founder of Alpine Property Finders, said: “Buyers are taking a long-term view. Altitude, glacier access and sustained investment are what separate resilient markets from the rest. While many lower-lying resorts remain popular with families, we expect price growth in the higher resorts to continue to outperform the market.”

The company’s French Alps property listings include homes in Val d’Isère, Tignes, Alpe d’Huez and Les Deux Alpes. Alpine Property Finders also covers Austria, Norway and Switzerland, with Swiss property listings available across its Swiss resort portfolio.
