Dallas-based real estate firm bets on Texas growth by pairing stabilized, income-producing properties with its urban redevelopment portfolio.
— Wildcat Management is expanding its investment strategy across Texas with the acquisition of a 7 Brew Coffee property located at 1700 W. Church Street in Livingston.
The transaction adds a stabilized, income-producing asset to the Dallas-based firm’s portfolio as it pursues well-located net-lease properties in growing Texas markets. Wildcat Management is actively interested in acquiring additional properties occupied by 7 Brew Coffee, as well as other single-tenant net-lease assets that complement its broader investment and redevelopment portfolio.

The Livingston property is subject to a 15-year absolute triple-net ground lease. Located along U.S. Highway 190 near a new H-E-B and Walmart, the property is positioned within an East Texas corridor experiencing new retail, tourism and infrastructure investment.

The Livingston acquisition represents an evolution of Wildcat Management’s investment platform. Historically recognized for complex urban redevelopment and historic preservation projects in Downtown Dallas, the firm is expanding geographically while balancing higher-intensity development projects with long-term, income-producing assets.
“7 Brew is growing quickly, and we believe its drive-thru model is particularly well suited for many of the Texas markets we are evaluating,” Ragan said. “We would like to acquire additional 7 Brew properties and welcome opportunities from owners, developers, brokers and other groups with assets that fit our strategy.”
Wildcat Management continues to pursue opportunities across different property types and stages of the real estate cycle. Its portfolio includes Castle Ranch in Mansfield and urban redevelopment assets in Downtown Dallas, including the historic Purse Building at 601 Elm Street.
The approximately 65,000-square-foot Purse Building is currently being marketed for sale and represents the transformational side of Wildcat’s strategy. The landmark has undergone extensive core-and-shell rehabilitation and is positioned for its next phase of redevelopment under new ownership.
